The original building permit for 1601 W 22nd St. includes an estimated completion date of March 1, 1921 and cost of $22,000. The architectural firm is listed as Downs and Eads. From 1889 to 1894 Harry T. Downs worked for the Minneapolis firm of Long & Kees before entering private practice until 1905. That year he formed a partnership with Harold H. Eads which lasted until Downs' retirement due to illness in 1928. Eads continued in private practice. The firm of Downs and Eads was known for not only for residences in the Minneapolis area but commercial and religious architecture as well. Prominent buildings designed by the firm include historic properties such as Fire Station #28 (pictured, built 1914), the 4751 Fremont Ave S. (built 1910), and the Joyce Memorial Methodist Church (pictured, built 1907). The firm often employed designs using a Revival architectural style for their buildings, but the home at 1601 W 22nd St. uses a style known as Prairie architecture.

In 1912 the Sanborn Fire Insurance Map Company published its first map of the area of the future 1601 W 22 St. in Minneapolis. The house had not been built--in fact most of the area still consisted of vacant lots.

Before 1601 West 22nd Street was built, this land was part of the traditional territory of the Dakȟóta (Western Dakota), Dakȟóta (Eastern Dakota), and Lakȟótiyapi (Lakota) peoples, collectively known as the Očhéthi Šakówiŋ (Seven Council Fires). It also has ties to the Wahpekute band and falls within Cession 289, one of the land cessions between the United States and Dakota nations. These nations lived, traveled, and spoke the Lakȟótiyapi (Lakota) language throughout this region long before Minneapolis was established. A map outlining the related territories, languages, and treaties is attached for reference.
